CalculatNow publishes free online calculators covering finance, real estate, health and fitness, math, and everyday tasks. Each calculator applies a published formula, or a rate or table from a public authority, to the values you enter. That is the whole of what it does.

A calculator is a tool for arithmetic, not a decision. It cannot see your medical history, your credit file, your dependants, your tax residency, your insurance cover, the condition of a property, or the hundred other facts that make your circumstances yours. Two people can enter identical numbers and receive an identical result while the correct course of action for each of them is completely different.

Use our results as a starting point for a better conversation with a professional. Do not use them as the conversation.

Using this site does not create a doctor and patient relationship, an adviser and client relationship, an accountant and client relationship, an attorney and client relationship, an agency relationship, or a fiduciary duty of any kind between you and CalculatNow or anyone who writes for it.

We are not licensed to give you advice, and we are not holding ourselves out as licensed. We are not a bank, lender, mortgage broker, insurer, registered investment adviser, broker dealer, tax preparer, law firm, medical practice, appraiser, or real estate brokerage. Nothing on this site is an offer, a solicitation, or a recommendation to buy, sell, borrow, lend, insure, or invest in anything.

Our health calculators are not medical advice and are not a diagnosis. Tools such as BMI, BMR, TDEE, body fat, ideal weight, lean body mass, calorie and macro targets, heart rate, pregnancy and ovulation dates, GFR, A1C conversion, and blood alcohol content apply population level formulas to the figures you enter. Population formulas describe averages. They routinely misdescribe individuals.

Body composition estimates in particular are known to be unreliable for athletes and very muscular people, for older adults, for people with a great deal of muscle or very little, during pregnancy, for children and adolescents, and across different ethnic groups. A number that looks alarming may be meaningless for you, and a number that looks reassuring may be hiding something that matters.

Always seek the advice of your physician or another qualified health provider with any question you have about a medical condition, a symptom, a medication, a diet, a fasting protocol, or an exercise program. Never disregard professional medical advice, and never delay seeking it, because of something you calculated here. If you think you may have a medical emergency, call your doctor or your local emergency number immediately.

Two specific warnings. Our blood alcohol content calculator produces a rough estimate from a simplified model and must never be used to decide whether you are fit to drive, to operate machinery, or to work. Actual blood alcohol varies with factors the calculator cannot know, and it can continue rising after your last drink. If you have been drinking, do not drive. Our pregnancy, ovulation, and conception tools give date estimates only. They are not a form of contraception, not a fertility treatment, and not a substitute for prenatal care.

Our financial calculators are not financial, investment, or tax advice. Mortgage, loan, refinance, amortization, savings, compound interest, retirement, 401(k), IRA, annuity, inflation, income tax, payroll tax, capital gains, and net worth tools all produce illustrations, not quotes, offers, or filings.

• Loan and mortgage figures are illustrations. A real payment depends on the rate a lender actually offers you, your credit profile, the loan product, points, fees, escrow, and closing costs. Only a lender can quote you. Our results are not a pre approval, a commitment to lend, or a guarantee of any rate or term.
• Tax results are estimates. Tax law changes, brackets and thresholds are indexed, and credits, deductions, phase outs, state and local rules, filing status, and residency all move the answer. We state the tax year a calculator uses. We do not prepare, review, sign, or file returns, and our output is not a tax opinion. Confirm anything that affects a filing with a qualified tax professional or with the tax authority itself.
• Investment and retirement projections are not forecasts. They are arithmetic run on assumptions you supply, such as a rate of return or a rate of inflation. Real markets do not deliver a steady annual return. Past performance does not indicate future results, and no projection on this site should be read as a promise that any amount of money will be available to you at any future date.
• Currency, salary, and cost figures move. Exchange rates, wage rules, contribution limits, and benefit formulas change, sometimes with little notice. Verify time sensitive numbers at the source before you rely on them.

Our real estate calculators are not an appraisal, a valuation, an inspection, or investment advice. Cap rate, cash on cash return, rental property ROI, DSCR, gross rent multiplier, the 1 percent and 70 percent rules, BRRRR, house affordability, rent versus buy, PMI, closing costs, seller net proceeds, and property tax tools all rest on assumptions you enter about rent, vacancy, expenses, appreciation, and financing. Change one assumption and the conclusion can reverse.

Property tax results use state level average effective rates. Actual property tax is set locally and varies by county, city, school district, and special assessment district, and it is affected by assessment practice, assessment caps, exemptions such as homestead relief, and reassessment on sale. Two houses on opposite sides of the same street can be taxed differently. Always confirm the real figure with the county assessor or the taxing authority for the specific parcel.

Real estate transactions are legally significant and expensive to get wrong. Before you buy, sell, finance, or invest, engage a licensed appraiser, a licensed inspector, a real estate attorney, and a qualified accountant as appropriate for your jurisdiction.

Our math, unit conversion, date, and everyday tools implement standard published methods, and we test them. Even so, results are displayed to a limited number of digits, floating point arithmetic introduces small rounding differences, and a tool cannot tell you whether the formula you picked is the right one for your problem.

Where a result feeds into engineering, construction, medical dosing, academic submission, legal filing, or anything else where an error carries real cost, check it independently before you use it. Quantities for materials such as concrete, paint, tile, mulch, and roofing are planning estimates that do not account for waste, irregular surfaces, site conditions, or local building code.

We build on documented, named formulas and on data published by official bodies, and we cite our sources on the pages where they apply. Where a calculator depends on data that changes, we state the year or show when the page was last reviewed.

We cannot guarantee that a third party source was accurate when we read it, that it has not changed since, or that we have reflected every subsequent amendment. If an official source and this site disagree, the official source governs and we would be grateful if you would tell us at support@calculatnow.com.

Every result depends on the accuracy and completeness of what you enter. A mistyped digit, a wrong unit, an out of date rate, or an assumption that does not hold will produce a confident looking answer that is wrong. The site cannot detect this, and it will not warn you.

We may correct, change, or withdraw any calculator, formula, or page at any time without notice. A result you saw previously may not be reproducible later.

The site and everything on it are provided on an as is and as available basis. We may update this disclaimer as the site grows and as the law changes. When we do, we will revise the date at the top of this page. Your continued use of the site after a change takes effect means you accept the updated version.
